A six-storey former office building in the heart of the financial district was converted into 12 high-specification residential apartments. The developer secured planning permission for a change of use from B1 to C3, capitalising on the growing demand for City living.

The Challenge

The building sat within a conservation area with strict heritage requirements. The developer needed fast funding to secure the property at auction and begin works within the planning permission timeline.

Our Solution

We arranged a 65% LTC facility with a specialist lender experienced in City of London conversions. The facility included a day-one advance for the acquisition and staged drawdowns against QS certification for the build programme.

The Outcome

All 12 apartments sold off-plan before practical completion, achieving values 8% above initial GDV estimates. The developer has since returned for funding on two further City of London schemes.

A new build mixed-use scheme comprising 24 residential apartments above ground-floor commercial space in the regenerating Aldgate area. The development capitalised on the area's rapidly improving connectivity and public realm.

The Challenge

The developer was a growing SME with three completed schemes but needed to demonstrate capacity for this larger project. Senior debt alone wouldn't provide sufficient leverage for the equity available.

Our Solution

We structured a blended facility combining 60% LTC senior debt with 20% mezzanine finance, reducing the developer's equity requirement to just 20% of total costs. Both facilities were arranged with complementary lenders experienced in City fringe locations.

The Outcome

The scheme completed two months ahead of schedule. Residential units achieved strong sales with 80% sold within three months of practical completion. The ground floor commercial unit was let to a restaurant operator on a 15-year lease.

Duration

A sensitive refurbishment of a Grade II listed Victorian warehouse adjacent to Smithfield Market, creating 8 character apartments with exposed brickwork and original features, plus a ground-floor restaurant space.

The Challenge

Heritage constraints meant higher build costs and longer timelines. Several mainstream lenders declined due to the listed building status and the complexity of working within Smithfield's historic fabric.

Our Solution

We identified a specialist heritage lender comfortable with listed building projects. The facility was structured with a conservative 60% LTC but included a generous contingency allowance within the approved costs.

The Outcome

Despite discovering additional structural works during the build, the project completed within budget thanks to the contingency planning. The apartments achieved premium prices, with buyers attracted by the authentic heritage character.
